Epoxy Flooring for Industrial Facilities in Saudi Arabia: What the Spec Doesn't Tell You

Epoxy floors fail. Not because the material is wrong, but because the substrate was never properly prepared, the ambient conditions weren't controlled, or the applicator skipped the moisture vapor emission test. On Saudi industrial sites, where slab temperatures can exceed 45°C and relative humidity swings dramatically between dawn and midday, these variables aren't edge cases. They are the job.

We have applied epoxy flooring across warehouse facilities, food processing plants, pharmaceutical manufacturing zones, and logistics hubs throughout Saudi Arabia. The spec sheet matters. What matters more is the 48 hours before you open the first drum.

The epoxy flooring systems we deploy in Saudi Arabia cover everything from thin-film anti-dust coatings at 250 microns to heavy-duty self-leveling builds at 3mm to 6mm. Understanding which system fits which environment is the first decision, not the last.

Substrate Preparation: Where Most Saudi Site Failures Begin

Shot blasting to CSP 3-4 profile is non-negotiable on any structural slab before epoxy application. We have taken over projects where a previous contractor used grinding alone and got a CSP 1. The bond was cosmetically fine for three months. Then the forklift traffic started.

Concrete compressive strength must be confirmed at a minimum of 25 MPa before any coating is applied. Moisture content needs to sit below 75% RH, measured with an in-situ hygrometer at 40% depth of slab — not a surface probe, which will consistently give you an optimistic reading. In Saudi conditions, new slabs poured during summer often need 28 to 35 days of curing plus forced ventilation before they are genuinely ready.

Flatness tolerance for industrial flooring specified to TR34 Fourth Edition requires FM2 classification at ±5mm over a 3-metre straightedge for general use, tightening to ±3mm for defined traffic routes under VNA (very narrow aisle) forklifts. We check this before shot blasting, not after. Remedial grinding of high spots costs far less than a failed flatness survey post-coating.

System Selection and Aramco Specification Compliance

Aramco SAES-H-101 and the broader APCS coating system standards govern surface preparation grades and DFT (dry film thickness) requirements for facilities under Aramco scope. These align broadly with ISO 12944 but include additional requirements for documentation, third-party inspection hold points, and applicator qualification. We carry the relevant approvals and work within that QA framework as standard.

For food processing environments, the system needs to comply with HACCP zoning and hygiene classification. That typically means a seamless, coved-skirting epoxy with a minimum 3mm build, Shore D hardness above 80, and a slip-resistance value of at least 36 PTV when tested wet to BS 7976. The colour and surface texture also affect perceived cleanliness, which matters during regulatory audits.

In our experience, the biggest mistake contractors make here is selecting the system based on material cost rather than life-cycle performance. A 2mm water-based epoxy at SAR 45/m² looks attractive on a BOQ. It will not survive three years of chemical spillage and heavy wheeled traffic in a petrochemical packaging hall. The right system costs more upfront and significantly less over a 10-year asset lifecycle.

Where chemical resistance is the primary driver, polyurethane floor systems offer better thermal shock performance than standard epoxy, particularly in cold-store environments where floor temperatures cycle between -25°C and ambient. The two technologies are not interchangeable.

Application Under Saudi Site Conditions

Ambient temperature during application must stay between 10°C and 30°C. Substrate temperature should be at least 3°C above the dew point. On a summer site in Jubail or Yanbu, this means night shifts. We build that into the programme and price from the start.

Pot life for a standard two-component epoxy at 25°C is typically 30 to 45 minutes. At 40°C substrate temperature, you are working with 12 to 18 minutes. Teams need to be sized accordingly — smaller mixed batches, faster roller application, no material sitting in buckets. These are not preferences. They are the difference between a homogeneous floor and one with visible lap marks and adhesion voids.

Our laser screed systems allow us to achieve slab flatness before coating that reduces the total volume of epoxy needed to achieve a level surface. Combined with self-leveling floor systems, this produces the kind of finish that passes both optical inspection and laser profilometry without remedial work.
