Frequently asked questions

Can waterproofing be carried out without stopping production?
Yes, and this is standard practice on our industrial projects. Work is divided into zones and sequenced so that only a defined section of roof is open at any time, with each zone made watertight before the next is started. Application is scheduled around shift patterns and, where required, around planned shutdowns. In the large majority of factory and warehouse projects, operations below continue uninterrupted throughout.
Which system is best for a corrugated metal or sandwich panel roof?
Closed-cell polyurethane spray foam with a protective topcoat is normally the strongest choice. It seals the sheet laps and fastener heads that are the most common leak paths on metal roofs, conforms to the corrugated profile without cutting or detailing, and delivers thermal insulation in the same application. Where the deck is structurally sound but heavily detailed, a liquid-applied polyurethane overlay can be a faster alternative.
Do we have to remove the existing waterproofing?
Not always. If the existing layer is well bonded, free of trapped moisture and compatible with the new system, an overlay is often possible — which saves significant time and cost. We determine this during the survey using adhesion and moisture testing. Where the old layer has debonded, blistered or holds trapped water beneath it, a full strip-out is the only option that will perform.
How long does a roof waterproofing project take?
A typical warehouse roof of 2,000 to 5,000 m² takes one to three weeks depending on system and substrate condition. Larger facilities above 10,000 m² are phased across a longer programme so operations are never fully interrupted. Surface preparation and falls correction usually account for more of the schedule than the waterproofing application itself.
What does the warranty actually cover?
Our written warranty covers watertightness and defects arising from workmanship or system failure, for a term of up to 10 years set by the specified system and the exposure conditions of the site. It excludes damage from third-party works, structural movement beyond design tolerance, and neglected maintenance such as blocked drainage outlets. Terms are issued in writing before works commence.
Why does the leak appear far from where water enters?
Water entering a defect at a parapet, skylight or box gutter frequently travels laterally beneath tiles, screed or insulation layers before finding a path through the deck. The internal stain therefore marks the exit, not the entry. This is precisely why our survey covers the full perimeter, drainage outlets, HVAC bases and expansion joints rather than only the area above the visible damp patch.
Do you also provide thermal insulation?
Yes. In the Saudi climate the two functions are best specified together. Polyurethane spray foam delivers waterproofing and thermal insulation in a single system, while heat-reflective acrylic topcoats measured to ASTM C1549 reduce surface temperature and cooling load. Both lower thermal stress on the roof build-up itself, which is a leading cause of premature failure in the region.
